What is the address of our adults-only apartment?
Out of respect for your privacy, we intentionally do not disclose the apartment’s address publicly. Once the reservation is confirmed and payment is completed, the address and all other important details will be sent via SMS to the guest.
The apartment Warszawa.luxxx.eu is conveniently located in the Kamionek neighborhood, in the Praga-Południe district of Warsaw, on Mińska Street. On the day of your stay, you will receive instructions on how to enter — it’s very simple, as check-in is done through our website.

All bookings must be confirmed by the owner. Each guest must accept the Apartment’s terms and conditions before their stay. The registration process is fully discreet — we do not require any additional personal information beyond what is necessary, and all data is handled in accordance with current Polish law.

What are the check-in and check-out times?
The apartment is rented on a daily basis. The rental period starts at 4:00 PM and ends at 11:00 AM the following day. This schedule is necessary to properly and hygienically prepare the apartment for the next guests.
Can a stay at the apartment be booked as a gift?
Yes, you can order a gift voucher valid for a specified period. Learn more here: Wedding Gift / Wedding Session / Wedding Anniversary / Voucher
The voucher price is 1200 PLN, regardless of the chosen day of the week. The voucher can be redeemed at either our Częstochowa or Warsaw apartments, on any available date according to the online booking calendar. The voucher is valid for 6 months. We send the voucher to the specified address. It can be nicely filled out, or left blank for you to complete. Due to our standards, we generally avoid sending vouchers electronically—unless time is tight and it needs to be a last-minute gift. We take great pleasure in placing the voucher inside an elegant envelope, which is then placed inside a plain (unbranded) outer envelope. We want the recipient to enjoy the experience of opening the voucher as much as we enjoy preparing it. How to purchase a voucher?

I want to buy a voucher, but I’m late and the event is tomorrow. What should I do?
Good news! In urgent situations, we are ready to send the gift voucher via express courier service. This means that, under favorable circumstances, it can be waiting for you at the station within just a few minutes, or at most a few hours after your call. We definitely prefer this option over sending a PDF printout — it should be elegant!
Is it possible to pay in cash for the stay at the apartment?
Payment for the stay is only possible via payment systems or bank transfers to our account, which also serves as a confirmation of the reservation. The apartment must be booked online through our reservation system, or by phone or email with reservation confirmation, and paid by bank transfer to the specified account number.
How many people can stay in the apartment?
The apartment has sleeping accommodations for 2 adults.
How do I get to the apartment: Warszawa.luxxx.eu?
We use a specially designed, in our opinion very comfortable and, importantly, contactless check-in system.
Before arrival, the Guest receives a link on the day of the rental to a website where they must accept the terms and conditions. Further instructions provided on the website will allow opening the entrance gate, provide the code for the building’s main door, and enable opening and closing the apartment’s front door.
Importantly, we have no direct contact with the Client, as we respect your privacy. This form of service is especially desirable, for example, during pandemic times :).
For the comfort of our Guests, we also offer a check-in option that we use primarily only in emergency situations:
Emergency check-in – contactless. The key can be collected from a coded locker located next to the entrance door. Apartment keys can also be handed over inside the rented apartment at a prearranged time. The apartment can also be opened remotely by the owner – traditional check-in.
All check-in methods require mandatory acceptance of the apartment’s terms and conditions.
What do we not tolerate?
We do not tolerate any activities involving human waste. We also do not tolerate any illegal sexual acts that violate the rights or comfort of another person. Please make sure to read the apartment’s terms and conditions.
What languages are available when making a booking?
The owner speaks both Polish and English.

Can the apartment be rented for a photo shoot or film recording?
Absolutely — the apartment can be used for photo shoots, music video sets, and similar productions. To book the apartment for a photo or video shoot, please contact us by phone or email.
The space has already hosted influencers and served as a set for music videos.

Can the apartment be rented for a session with a Dominatrix or a tantric massage therapist?

Is it possible to rent the apartment for a party, such as a bachelorette or bachelor party?
The apartment is intended for a pleasant and respectful evening, honoring the comfort of other residents in the building. Quiet hours are in effect from 10 PM to 6 AM. It is not possible to organize parties or bachelorette/bachelor events.
Does the apartment offer meals for bed/breakfast?
Breakfast is not included in the price, but near our apartment you will find places where you can enjoy a delicious breakfast. Some selected options are listed in the “Nearby” section.
Is smoking allowed in the apartment?
Smoking tobacco and e-cigarettes is strictly prohibited inside the apartment and the building. Any violation of this rule will result in the guest being charged for any necessary room refresh or cleaning fees (as per the house rules).
Is there internet in the apartment?
The apartment offers wireless Wi-Fi internet access as well as professional sound equipment with Bluetooth connectivity. The hosts believe that internet is useful—for example, to watch something on Netflix or listen to music—although watching movies is considered a waste of time in our apartment.
Is there surveillance/cameras in the apartment?
No, the apartment is NOT monitored.
What amenities are included in the apartment?
Our apartment is equipped with furniture for erotic play:bed, chair, chaise lounge, prison pride, cage with glory hole, kneeling bench
For the comfort of our guests, we provide a fully equipped kitchenette allowing meal preparation (plates, pots) and making coffee or tea. There is also a washing machine located in one of the kitchenette cabinets.
In the kitchen, you will find a kettle and a coffee machine. Coffee capsules are at your disposal. The bathroom is equipped with a hairdryer, towels, specially selected soap, and shower gel. The apartment also includes an iron with an ironing board and a clothes drying rack. The cage, part of the equipment, features a glory hole, with appropriate sterile hygienic inserts available in a drawer.
Our apartment is equipped with chains, handles, hooks, leg and hand cuffs, and collars. You will also find a full collection of whips, paddles, and a stun gun. Please note that very personal items such as gags, dildos, etc., are NOT provided. All toys are thoroughly disinfected for your safety.
Is the apartment subject to disinfection?
Our priority is hygiene and safety. The apartment is meticulously cleaned and disinfected after each stay using specialized, professional products. The apartment is continuously ozonated. Ozone is also a widely used disinfectant for protection against viruses.
Is it possible to come with a pet?
Unfortunately, no — pets are not allowed on the apartment premises. The only exceptions are dogs that are submissive to dominance.
Where to park?
The property does not have a parking space. The Warszawa.luxxx.eu apartment is well connected by public transport and is located in a paid parking zone. The paid zone is in effect on weekdays from Monday to Friday, between 9:00 AM and 5:00 PM, in all areas covered by this regulation.
Can I cancel or reschedule my reservation?
Of course, under certain conditions. Cancellation must be made at least 10 days in advance; otherwise, only a date change is possible, with no option for cancellation. Please refer to the Apartment Regulations for details.
Is it possible to issue an Invoice?
Yes, of course, we can issue an invoice exempt from VAT for you.
Are linens, towels and cleaning products available in the apartment?
In the apartment, we provide clean bed linen and towels, as well as cleaning supplies, including disinfectants. We pay attention to consistency and details — our bed linen and towels are designed for hotel use and branded with the apartment’s embroidered logo. For makeup removal, we also provide special small black towels, which we encourage you to use when removing makeup.
What attractions await visitors nearby?

Is it possible to rent an apartment by the hour?
We do not practice such customs, but there is always the possibility to discuss the details of such a stay in advance. In particular, the apartment is quite popular as a photography studio. It can also be prepared for business meetings. Yes, indeed 🙂 Additionally, it has recently become popular among newlyweds.
Do you offer erotic gadgets on equipment?
Included in the rental price, you will find erotic toys, paddles, whips, ropes, police handcuffs, blindfolds, shibari ropes, and a stun gun. Our apartment is equipped with chains, handles, hooks, leg and hand cuffs, and collars. The cage features a glory hole, and hygienic inserts are available in the drawer.
The apartment DOES NOT include very personal items such as gags, dildos, etc. All the “toys” are, of course, disinfected for your safety.
Is it possible to have coffee and tea in the apartment?
Of course, the apartment is equipped with a mini coffee machine, kettle, and tea. Guests always have water available. For weekend guests, a bottle of wine awaits.
Can we have non-standard requests?
Absolutely! Since our lives aren’t typical, we love creating unique and exciting experiences. We’re open to special requests—just please reach out to us by email or phone beforehand, no matter the situation. Besides business, the owners genuinely enjoy chatting with guests.
